There is a large L shaped Pool measuring 40 by 40 ft max, a Covered Terrace which can accommodate up to 60 seated, a Pool Wet Room (Shower Hand Basin and Loo), a full size Billiard Table and upstairs a Skittle Alley (50 by 20ft) with embryonic young “chilling space”. There is also a portable table tennis table which can be played in the Pool Room, under the Covered Terrace or outside by the pool.

The pool is alarmed and paved on all 4 sides and bordered by lavender beds, now fully mature. There are excellent views to the West and to the village of St Martin de Goyne to the North West. (Brilliant Sunsets)

There are 8 sunbeds with cushions and a large round BBQ 6 tables with 30 hardwood chairs and cushions. Coupled with the built in seating in the covered terrace a party of 60 can be easily seated under cover.

To the South side is the Entrance, formal Parterre, lawns and Rose Garden all bordered by box hedging. The view to the south, towards the Pyrenees (70 miles), is uninterrupted and in summer you cannot see another house!!

The Croquet lawn is just to the West of the pool and approached by some stone steps from the Terrace. Beyond this is the Boules Piste and areas of rough grass and fields beyond the woods, and the route to the river

There are 2 ideal pre-prandial walks, one up to the top field around the wood to the North of the house, to see some magnificent views ( 20 mins) or a longer one down to the river and along the river walk ( 40 mins)

The River Gers is not ideal for fishing but we do have a very beautiful 800 metre River walk.

Fishing would need a temporary licence available from the local Gendarmerie, but as the river is regularly in spate and can rise 4 metres, it usually has too much suspension to make fishing feasible. The fields below the house regularly flood in winter and can be very muddy (Dec - March). Please take care at all times and minimise the footprint as they may be sown. Single file is the best option, though if really wet use some of the 6 pairs of wellies in the hall. The clay is like glue but you will find a “Wellie Washer” by the cottage
